Off-Market shopping Center

Chris Pappas sold my off-market shopping center in just 3 business days securing an all-cash deal at a record sale price.

Working with Six Points Commercial Advisory Team was an absolute game-changer. Chris Pappas sold my off-market shopping center in just three business days, securing an all-cash deal at a record sale price, when other brokers couldn’t live up to their promises. The team’s expertise, honesty, market knowledge, and ability to connect with serious buyers exceeded every expectation I had. I’ve worked with brokers for over 60 years, but this experience proved Chris is on a completely different level. I would highly recommend him to anyone looking for either seller or landlord representation

it was clearly evident that he [Chris Pappas] had the experience with houses of worship that we needed

When our church decided that it was no longer viable and needed to close, the first order of business was to find a Realtor. Chris Pappas was recommended to us by our attorney. When we met Chris, it was clearly evident that he had the experience with houses of worship that we needed. We expected that it would be difficult to find a buyer for a building that had a limited audience yet, within days, Chris had several potential buyers bidding over ask! He then expertly walked us through the meetings with each one of them and was an invaluable asset in helping us choose the right buyer. It turned out to be a much longer process than we anticipated from contract signing to closing. Dealing with the government regulatory authorities who have jurisdiction over this type of transaction proved to be extremely frustrating. Nevertheless, Chris was with us every step of the way, acting as a go-between with the buyer, their attorney & lender to keep the process on track. Overall, we were more than pleased with Chris’ expertise and attitude and would recommend him highly for your real estate needs.

i was quite amazed and surprised at the knowledge that Chris Pappas & Nick Dionisiou had of the market.

Over the many years of investing, I never write testimonials nor recommendations, for the simple reason that most real estate agents actually are not that well versed and looking for the quick buck. Thus, I was quite amazed and surprised at the knowledge that Chris Pappas & Nick Dionisiou had of the market. As an investor and seller, we all believe the value we have with our property is the “highest”. Chris & Nick simply did not bring me back to reality, but educated me with the facts of the current marketplace, thus providing a relatively quick sale in a subpar market at a fair and negotiated price. And isn’t that all that we can ask for? I am never long winded. Simply stated, if someone wishes to bask within the reality of a fair and quick sale, with a prudent “Guide”, I highly recommend the service Chris & Nick provide.

the professionalism and the determination of Chris Pappas throughout the entire affair was unmatched

I met Chris in passing and he indicated that it would be a good time to sell the commercial property. We discussed the potential sale price based upon cap rates and he was confident that it would sell at that price. He listed it slightly higher and, as a complete shock to me, found a suitable buyer within 60 days that agreed to pay exactly what Chris believed the value would be.

During the due diligence period, these buyers utilized an environmental company that demanded a Phase II inspection. In discussion with Chris, he indicated that performing a Phase II would be fraught with risk and that the conclusion for a Phase II was likely created by the demand of the buyer to exit the deal. Inadvertently, I learned that Chris had sold many properties in and around Main Street, Port Washington and had multiple Phase I environmental studies done throughout the entire area. Utilizing these documents, he was able to show that the property did not warrant a Phase II. To please the purchaser, we decided to perform our own Phase I, and sure enough, our study clearly showed that the property did not warrant a Phase II. The buyer refused to accept it, with the motivation to exit the deal. Now, Chris suggested to both the buyer and myself that we obtain a third environmental and we would abide by the decision. All of this negotiation by Chris took months to get, but he never gave up.

The buyers finally accepted the third Phase I and we closed on the property 9 months after signing the contract.

I must say that the professionalism and the determination of Chris Pappas throughout the entire affair was unmatched. He had to usurp the authority of the selling agent at one point when the selling agent lied to their own client. He did it methodically and without any drama. The buyers were one of the most difficult people he (we) have ever encountered but he persevered and got the sale completed.

I owe my complete gratitude to Chris for spending countless hours to make this happen and I truly believe, I would not have been able to achieve the sale price we did, if it weren’t for Chris’ knowledge of commercial real estate, the market and ability to navigate personalities with such ease.

I have worked with countless mortgage and sales/leasing brokers and I have never worked with a commercial broker as skilled and knowledgeable as Chris.

I am writing to share the very positive experience I have had working with Chris Pappas. I am the head of valuation for Long Island and Staten Island for Newmark and have worked as an appraiser and commercial lender over 17 years. While I was a lender, I issued over half a billion dollars across the US and, as an appraiser, I have worked in 19 different states. Throughout all of this, I have worked with countless mortgage and sales/leasing brokers and I have never worked with a commercial broker as skilled and knowledgeable as Chris.

Chris and I have worked together on acquisitions, leases, and consulted each other for market data. It is the totality of what Chris brings to the table that makes him stand above most brokers. As a result of Chris’ communication skills, he is able to negotiate with the most difficult individuals and arrive at terms favorable to all parties. Coupling this with his understanding of ever-changing market conditions, financial markets, tenancies and marketing, working with Chris makes any transaction seamless and low stress.

While his negotiating prowess is truly remarkable, it is his understanding of financial markets that makes Chris stand out. Throughout my entire career, I almost never come across a commercial sale/leasing broker who understands all of the complexities of financial markets and their impact on the feasibility of a purchase transition or the interplay between leasing and financial markets. I most commonly only interact with leasing brokers who don’t care about the impact that a lease has on a property’s economic profile. Most only focus purely on the task of getting a lease; whereas, Chris provides insight into obtainable rent levels and how they vary based on recovery structure while also providing invaluable assessments about how the various types of recovery structures will impact the economic profile of a property.

I need to stress how rare it is to work with a leasing broker who can provide this level of detail to an owner/investor. As for the sales side, the level of detailed analysis he provides to a buyer, specifically pertaining to a property’s current economics and potential future economics is arguably even more important because it affords a buyer greater insight into what they can expect when they go to finance/refinance the property. I have lost count of the number of times that I have come across owners who purchased a property and thought that the mortgage process for a commercial property was the same as a residential property. With Chris, however, buyers are better informed and better equipped for the next stages after purchase.

A close second to Chris’ understanding of financial markets is his skill at leasing (which encompasses market, tenant specific risk assessment and market conditions). It is so impressive that it is best highlighted by what he has done to the profile of 7th Street in the Village of Garden City. As a lifelong resident, I can attest that 7th Street has always been at the heart of the local community but it has changed very little since 1980. It was not until Chris helped the owners of For Five Coffee and Tony’s Taco identify locations that best suit their needs, even though they were not traditional retail store fronts. Chris obtained these tenants favorable leases and as a result of these two new tenants, the entire profile of 7th Street has changed and brought new life to a section of the street which had been underutilized. Prior to these two leases, Chris negotiated the lease for The French Workshop. While this location has become a staple in the community and premier location for the owners, when it first opened, it was the catalyst for re-inventing the appeal for that side of 7th Street which has historically lagged behind the side with the most established tenancies. I wish I could brag that the leases that Chris has helped me sign are as flashy as these retail ones but they are as meaningful. Chris has helped me in establishing a new market rent norm for small office leasing that leasing brokers in the village are now following our rent guidance. The tremendous value creation that these leases have had on the market has been felt wide and far.

The best way to summarize what it is like working with Chris is that he brings the white glove, five-star treatment that one would expect from a Compass residential agent to the commercial sector. This is something that is so unique in the commercial world that not only is he strengthening Compass’ position in the commercial space, he has brought the brand on-par with the larger commercial brokerages like JLL, Newmark and Cushman & Wakefield who are active on Long Island. This is not an easy feat and it is something that is worth celebrating.

Most importantly, as the commercial space throughout Long Island continues to change and become more bifurcated between the smaller family office and the larger family office/institutional investors, the pool of experienced commercial brokers continues to dwindle. The brand that Chris is building is uniquely positioned to adapt to the changing investor appetite and grow, which is not something that can be said about the majority of commercial brokerages on Long Island.
